The former Oranjeboom brewery in the center of Breda has been redeveloped into an attractive new residential neighborhood with a mix of uses. On behalf of AM (as area developer and buyer) and Archicom (as real estate advisor to seller AB INbev), we played a leading role in the early stages of this complex area development, overseeing the purchase/sale process, contract formation, project management, land development, demolition, construction & site preparation, collaboration with the municipality, ProRail, and government agencies, urban planning, spatial planning procedures, and the further real estate development with new functions for existing, historic, and new buildings and public spaces.
Our involvement focused primarily on the southern section of the site (over 5 hectares), which presented various challenges related to the soil (remediation, utility lines, and archaeology), the railroad (noise and external safety), integration into the existing residential neighborhood (including residential streets and a primary school), and the enhancement of the area’s historic character. In the years that followed, the northern section of the site was further developed by former colleagues at AM into a leading new urban district in the center of Breda.
